Key Terms

A non refundable deposit of 25% is payable on booking to secure the reservation.

The balance of the rental charge is due 8 weeks prior to the start of the rental period. For bookings made within 8 weeks of the start of the rental period, full payment is required to secure the reservation.

A security deposit of £100 is required to be paid with the balance of the rental charge. This will be returned in full within 10 days following the end of the rental period if no breakages / damage has occurred.

Preferred payment is via BACS although we also accept card payments via secure portal.

If you wish to pay by BACS please use the Check Availability/Book Now buttons to go through to the availability calendar, select your dates and book them. When asked for card details simply press continue at the bottom of the page. Your reservation will be made but no payment will have been taken. Then please contact us directly and we confirm the booking and email you BACS payment details.

If you are happy to book on-line and pay by card please use to Check Availability/Book Now buttons to go through to the availability calendar, select your dates and complete you booking by entering your card details

Cancellations made more that 8 weeks prior to the start of the rental period will forfeit the deposit.

Cancellations made less than 8 weeks prior to the commencement date have to be paid for in full. If however the property can be re-marketed and re-sold a refund of up to  75% of the rental charge will be made.

Minimum stay in the peak periods is 7 nights and changeover day is Friday. Outside peak periods we offer short breaks with a 3 week minimum. If you have specific dates/requirements please contact us.

We are happy to accept a well behaved pet at the Cottage. An additional charge of £20 is levied for a pet. Please follow the link below to see our Pet Conditions.

The cottage is strictly non-smoking and this includes the use of vapes.

The charging of electric or plug-in hybrid vehicles is not permitted. Running extension cables through open windows to charge electric vehicles poses a potential fire hazard and should not be undertaken. Should you have an electric car that needs charging there are several electric car charging stations are located throughout the south lakes (Langdale Hotel, Waterhead LDNP Carpark, Waterhead, Lake Road Carpark Ambleside, King Street Carpark Ambleside, Rayrigg Road Carpark Bowness and Booths Carpark Windermere). Guests found charging electric cars at the Cottage will incur additional fees or in extreme cases may be asked to leave.

Please do not tamper with, remove or otherwise render inoperable the fire/smoke detection equipment or emergency lights in the bedrooms. These are there for your safety.

In the current environment of high energy costs we have, unlike many holiday lets, left the heating controls unlocked so guests can adjust them to suite their own requirement. While your comfort is our most important consideration we would kindly ask that you use energy reasonably and avoid excessive usage, for example by not leaving windows open while the heat is turned on, by not running the heating all night and by turning the heating and lights off before you go out.

The property accepts babies/children however we would ask that you do not leave them unsupervised at any time for their own safety. A high chair and cot are available in the property (these are located in the under stairs store outside the lower twin bedroom). Bedding will not be supplied for the cot and you should therefore bring your own.
